The temperatures are just starting to lower a bit, leaves beginning to change colors and Fall Market is here! It doesn’t matter how long your home has been on the market, you need to pay attention to its curb appeal…especially during seasonal changes. Now is the time to spruce up your home’s first impression to potential buyers and I have lined up Fall’s top five curb appeal fixes for home sellers:

1. Mailbox:

  • Wash the mailbox.
  • Are the house numbers fading? Replace with fresh numbers.
  • Remove weeds and fading summer foliage around the post.
  • Repaint the post if necessary.

2. Pay attention to overall lawn appearance:

  • Patch up brown spots in your lawn by reseeding.
  • Keep the lawn tidy with frequent leaf raking & twig pick up
  • Start replacing withering summer plants with fall annuals to add color. Seasonal Mums & ornamental cabbages are top fall favorites.
  • Add a thin layer of fresh mulch to your flowerbeds and around shrubs. Mulch reduces water loss; works to prevent weed germination, protects plants during the seasonal temperature changes and is just visually pleasant!

3. Accentuate your front door:

  • Wash your door.
  • Does it need a fresh coat of paint?
  • Add a seasonal wreath.
  • Make sure your doormat is not faded from the summer sun; if so it’s a minimal cost to replace it.
  • Outdoor lighting & windows at your front door should be washed and cleared of dead moths and cobwebs.
  • Refresh planters with seasonal flowers
  • Don’t over load your doorway or entrance with pumpkins! Buyers need to enter and exit with ease.

4. Spic & Span- Make it sparkle!

  • Once the trees have shed their leaves your home stands out more and so does flaking paint & loose clapboard.
  • Make every attempt to power wash, repair and paint your exterior.
  • Gutters & downspouts: Clear leaves to prevent standing water in your gutters causing which result in problems you don’t need when your home is on the market.
  • Wash your windows inside and out! You may have done this when you first put your home on the market but take another look at your windows- especially if you have a feature window overlooking a beautiful view of your garden or backyard entertaining area. Accentuate the positives!!

5. Don’t over-do the fall holiday decorations.

  • Steer clear of excessive Halloween “yard décor”. Potential buyers need to see your home, not 12 tombstones, 16 pumpkins and a slew of skeletons!
  • Less is more!

Good luck and Happy Fall!
