Advantages of Selling Your Home in the Fall

Here in Fairfield as well as throughout the state, its a well-known fact that spring is the most popular time to put your home on the market.  Our lush landscapes reappear, blooming dogwood trees line the streets and a homes curb appeal welcomes the new season of home sellers and buyers.
Oftentimes, life happens, and you miss listing your home in the spring. Instead of waiting a year, here are some reasons to list your home in the fall.

  • Serious buyers:  Fall buyers, although there are not as many, tend to be more dedicated to the buying process.  So many home buyers, as well as lookers tend to jump into the market in the spring and summer months when there tends to be plenty inventory.  This allows buyers to be pretty selective, if not picky.  As the warmer months linger on and fall draws closer, real buyers start to feel the pressure; they want to make their move and get settled before the holidays and colder months. 
  • Less inventory=less competition: With fewer new listings coming on the market during the fall your home has a greater opportunity of standing out. Also, less inventory could help you score a higher selling price, especially when you capture someone that needs to move immediately.  Corporate relocations tend to take place in the later months of the year.
  • Buyer Demographics:  Spring buyers tend to have families that need to move out after school ends and settle in before school starts in the fall.  During the fall we see more empty-nesters and millennials, who are not burdened with the same deadlines as families with children.  They have a more flexible lifestyle and tend to jump into the market in the fall.  Therefore, if you have a smaller home, and are looking to move-up, this could be a great time to sell your home!
  • Focus is on your home: As the weather turns cooler and the leaves begin to transform into rich amber hues, this is the opportunity for your home to stand out.  Make sure you have touched up any peeling paint and washed the windows. Regularly rake the leaves and clean out the gutters- this is the time for your home to shine!
